Calgary Real Estate Market Update: June 2026
If you've been following the Calgary housing market over the past few years, you know we've seen everything from frantic bidding wars to skyrocketing prices. However, as we head into the summer of 2026, the landscape has officially changed. After years of rapid price acceleration and tight inventory, Calgary has transitioned away from an intense seller's market and settled into a more sustainable, balanced state.
Whether you're looking to buy your first home, upgrade, or list your property, the "normalization" of the market brings new opportunities — provided you understand the current data.
The Big Picture: Inventory Climbs as Demand Cools
May 2026 statistics (which set the stage for our June market) reveal a landscape where buyers finally have some breathing room. Sales activity has slowed, with 2,162 transactions recorded in May — a 16% decrease compared to the same time last year.
At the same time, inventory is rising. There were 6,752 active listings across the city in May, a level that is consistent with seasonal trends but sits 11% higher than long-term trends for the month. This increase in supply, combined with easing demand, has pushed the overall months of supply to 3.12, placing Calgary firmly in balanced territory.
The unadjusted total residential benchmark price for the city sat at $570,500 in May, representing a 3.0% decline year-over-year. However, looking only at the overall average masks a heavily divided market — conditions look very different depending on the type of property you are buying or selling.
Property Type Breakdown

| Semi-Detached | $691,100 | -1.0% | 2.73 | Seller's Market |
| Townhouse | $422,300 | -6.4% | 3.35 | Balanced Market |

Key insight: While the overall market is balanced, detached and semi-detached homes remain competitive due to inventory levels that are actually lower than last year's trends. Conversely, a surge in multi-family construction has flooded the condo market with options, driving prices down and giving buyers total control.
What's Driving the Market?
Several macroeconomic factors are shaping Calgary's housing landscape this summer:
Slower Migration & Economic Pressures: The rapid population growth that fueled previous years has moderated. Concerns over the rising cost of living and slower net migration are weighing heavily on consumer confidence.
A Surge in Housing Supply: Calgary led all major municipalities in housing completions during the first half of 2025, and this influx of new supply — particularly in the apartment and row-style segments — is now providing much-needed options on the resale market.
Improving Affordability: The Bank of Canada has been steadily lowering interest rates since June 2024, which has provided some relief to buyers. Because of these rate cuts, housing affordability in Calgary improved in the first quarter of 2026, even though average home prices remain historically high.
A Boom in Luxury Real Estate: Interestingly, the high-end market is thriving. A recent report noted a 13.5% year-over-year increase in luxury home sales in Calgary during the first four months of 2026, driven largely by affluent buyers from Toronto and Vancouver looking to Alberta for more land and better value.
Strategic Advice for June 2026
For Buyers:
If you have been sitting on the sidelines, now is a great time to jump back in. With over 6,700 active listings, you finally have the time to evaluate multiple properties, complete proper due diligence, and negotiate. Sellers are sitting on the market longer and are becoming much more receptive to offers that include home inspection and financing conditions. If you are shopping for a condo or townhouse, you have excellent negotiating power — don't be afraid to ask for flexible possession dates or repair credits.
For Sellers:
The days of listing a home on Thursday and reviewing a dozen unconditional offers on Sunday are largely behind us. Pricing strategy, presentation, and marketing are now critical. You must price your property based on recent comparable sales, not the peak prices of 2024. Simple improvements like decluttering, fresh paint, and professional photography will make your home stand out against the rising inventory. If you are selling a detached or semi-detached home, you still have some leverage, but buyers are well-informed and unwilling to overpay.
